With our intimate knowledge of UK and European property, Newbridge International can identify and support opportunities for our clients and provide analysis and recommendations.

We are a real estate transaction and financing specialist who:

Nolan Everard

Nolan has been heavily involved in establishing Newbridge's position as ‘go to’ company for both acquisitions and disposals. Over the last 20 years he has built up a strong network of both leading property owners and principle investors. Nolan and his team have transacted on numerous property deals equating to £100’s millions of investment.

Mishu Heatman

Mishu’s experience includes financing of real estate, infrastructure and companies, with expertise in debt, mezzanine and equity financing. Mishu can support capital raising from both the private markets and the public markets.

Track record:

Our track record includes:

  • The sale of a number of smaller blocks of apartments ranging from £1m to £5m for student as well as private accommodation
  • The sale of a number of individual buildings containing 100 to 250 apartments for student accommodation ranging from £10m to £30m
  • Negotiating with one of the UK’s largest managers of social housing to enter the student accommodation market to offer affordable accommodation:
  • We played an integral part in sourcing a developer with a 30 year track record and also the equity and debt
  • Sourcing and co-ordinating the acquisition of a number of properties: Salford – 330 beds; Dundee – 400 beds; Preston – 2 x 350 beds; Sheffield – 250 beds; Stoke on Trent – 400 beds
  • We have also sourced and acquired properties and portfolios of various sizes for both residential funds and assisted living providers
  • Opportunities in Europe are also increasing and we are currently in discussion with a number of major investors and developers in Denmark, Germany, Spain and Italy

Property SOURCING

We are able to support clients seeking to acquire or otherwise source land, other development opportunities and portfolios. Works can include identifying targets and building appraisals to those targets. Property types we can source include:

  • Residential - operating (core), repositioning to create additional value (core plus) and development (value add), including build to rent, student accommodation, co-living and developments for sale to owner occupiers
  • Commercial - both office and retail
  • Industrial and logistics - both core, core plus and development

Build the business case

Developing the business case of a target property is driven by multiple motivating factors and audience. The team has experience across the acquisition, financing, development and sale for real estate projects as well as both single assets and portfolios.  Support we can provide includes:

  • Assessment of demand for the project
  • Identifying suitable uses for the real estate or portfolio
  • Identify suitable occupiers or operators
  • Identify suitable developers and contractors as well as other providers
  • Development of the financial case for both debt and equity
  • Assessment of delivery costs

Capital introductions

We can support capital raising of:

  • Acquisition financing – debt and equity
  • Development financing – debt and equity
  • Refinance – private debt and publicly raised debt
  • Portfolio financing – debt or equity financing

We work with our clients to develop the full business case, and identify the funding options available, including alternative strategies. We then create bespoke versions of the business case for each category of funder and carefully construct narratives, bespoke to specific funders. We then actively work with the funders to secure term sheets and thereafter work with our clients to support conversion of term sheets to financial close and funds drawn.

Support the development and sale of properties

Developing your property to either create additional income, additional value or both requires careful consideration, to design, specification and capital investment together with  innovation to ensure maximum value creation, according to your requirements.  We are able to combine our other service provision and additionally:

  • Procure operators and/or occupants suitable for the potential property
  • Procure suitable developers and contractors as well as other providers
  • Arrange take out buyers
  • Provide development management oversight
